Fix and Flip Loans – Hard Money Loans
Are you a real estate investor that flips properties? We offer quick closings, high LTVs, and rehab funds to help you complete repairs. With LTVs of up to 80%, and up to 100% of rehab funds provided, LFOA can be a great source for funding your fix and flip deals. Our loan amounts range from $150,000 to $50,000,000, with terms from 6 to 14 months, and rates of 7% to 14%. These loans are offered to either purchase property, or as a cash-out refinance for any properties you may already own.
Rental Investment Property Loan
Many real estate investors choose to purchase multiple properties, and generate a steady stream of monthly rental income. If this sounds like your real estate investment strategy, contact LFOA to inquire about our rental investment property loans. These types of loans go up to 30 years, with competitive rates starting at 6%, and LTVs of up to 80%. A minimum credit score of 620 is required.
Cash out refinance: If you already own property with sufficient equity
LFOA can offer you a cash-out refinance to help you obtain additional funds. All credit scores are accepted, and closings can take place in as fast as 2 weeks. Practically all investment and commercial property types are accepted, and we can offer an LTV of up to 80% of the market value.
Vacant Land Loans
Obtaining financing with vacant land as collateral can be difficult, as many lenders won’t work with this property type. Fortunately, LFOA’s real estate financing programs include vacant land loans in all 50 states. Our LTVs are typically capped at 50% for this property type, and we can either finance a purchase or we can offer a cash-out refinance using the equity of the property.
